From concrete shell to luxury icon in Northeast Thailand

The client wanted to turn a 32-storey abandoned concrete structure into a striking new landmark. The goal? Redefine luxury hospitality in Khon Kaen and draw both local and international visitors to the region.

The vision

This high-end hotel would offer more than just rooms. It would become a destination, complete with:

  • A Michelin-starred restaurant
  • A nightclub with a suspended glass walkway 28 storeys above the city
  • The highest swimming pool in Northeast Thailand
  • Several floors of mixed-use space

Our role

We provided full project management and quantity surveying services, with a team of seven experts based on-site.

We supported the client from the early stages, helping to refine ideas and steer the build through complex design challenges, a global pandemic, and rising material costs.

Adding value

Our team worked closely with the client to manage costs during COVID-19. We led the value engineering process, including:

  • Sourcing high-strength, lightweight materials for the glass walkway and rooftop pool
  • Reducing material costs by 12% without compromising design or safety
  • Helping to reprioritise spending during lockdown

It’s a project that blends design, entertainment, and engineering to create something entirely new for Khon Kaen.

Navigating challenges

COVID-19 posed major hurdles:

  • Site closures
  • Material shortages
  • Fewer available contractors
  • Rising costs due to inflation

We helped guide the project through all of it. Our team kept quality high, costs under control, and communication clear. The result? A hotel that opened close to the revised schedule and with managed budget overruns.

The Khon Kaen Innovation Centre is now a true regional landmark. It has raised the city’s profile and is boosting tourism and the local economy.
