Cost certainty for Bristol’s landmark sustainable office
EQ is a new commercial office building designed with sustainability, wellbeing and technology at its core. When complete, it will offer 200,000 ft² of workspace with some of the largest floorplates in the city. It also provides 20,000 ft² of amenities including a rooftop bar, a 50-seat auditorium, a business lounge and a fitness suite. But a project of this scale comes with challenges. That is where we came in.

Our part in the project
We provided full cost consultancy services from RIBA Stages 1 to 7. We gave the client cost certainty from the earliest stage, making sure design ambition matched the budget.
We managed the tender process and ran a two-stage procurement strategy. That meant we could test the market early, then negotiate openly with the preferred contractor. The result was a contract sum agreed through transparent, open-book discussions and a clear route to delivery.
